We’re looking for an experienced Manager, Residential Operations to oversee a dynamic portfolio of residential properties, ensuring operational excellence, high tenant satisfaction, and strong financial outcomes. This is a unique opportunity to make a tangible impact—enhancing living experiences while ensuring each asset performs at its highest potential.

Salary: $80,000 - $85,000 per year, plus a monthly car allowance

What you’ll get to do:

Operational Leadership

  • Manage daily site operations, inspections, and capital improvement projects; uphold high standards across all common areas and building systems.

Tenant Relations

  • Build lasting resident relationships by addressing concerns, ensuring service excellence, and supporting long-term retention.

Financial Performance

  • Oversee rent collection, budget management, variance analysis, and reporting; support leasing efforts to drive occupancy and ROI.

Team & Vendor Oversight

  • Lead on-site teams and external service providers to ensure timely, quality service and cost-effective operations.

Compliance & Risk Management

  • Ensure full regulatory compliance with applicable legislation, including the Residential Tenancies Act; maintain detailed documentation and proactively manage risk.

Innovation & Optimization

  • Leverage new tools, technologies, and practices to improve property performance and uncover cost-saving opportunities.

Stakeholder Engagement

  • Communicate regularly with leadership, provide reporting, and maintain strong relationships with internal and external stakeholders.

Who You Are

  • Minimum 5 years of experience in residential property management, including leadership in a multi-site environment
  • Certificate or degree in Business Administration, Real Estate, Finance, or a related field
  • CPM, IHM, or similar professional designation considered an asset
  • Strong working knowledge of the Residential Tenancies Act and municipal legislation
  • Proficient in Yardi and Microsoft Office Suite
  • Proven leadership, people management, and vendor coordination skills
  • Excellent communication, diplomacy, and conflict-resolution abilities
  • Highly organized, adaptable, and resourceful, with a commitment to continuous improvement
  • Valid driver’s license and reliable transportation
