The Marketing Manager is constantly thinking about pushing the envelope when it comes to Greenwin’s position as an innovator in the real estate marketing space. Collaborating closely with our Leasing, Customer Service, Research and Communications teams, this person lives and breathes thought leadership and data-driven thinking. They can identify target audiences and devise digital and traditional marketing activations that engage, inform and motivate. They are able to track and optimize strategies that drive traffic to our website and properties, ultimately optimizing occupancy rates. They keep an eye on the competition and maintain obsessive market oversight to ensure Greenwin’s marketing activities are targeted, curated and best-in-class.

What you’ll get to do:

  • Enforce brand and information consistency across all platforms, including signage, print ads and online platforms
  • Conduct regular site tours and provide actionable improvement plans for signage, curb appeal, marketing materials, and overall perception
  • Develop all site-specific marketing collateral to drive traffic and improve retention
  • Pitch site-specific media/PR opportunities to Communications Team
  • Leverage Greenwin Cares initiatives in marketing exercises where relevant
  • Research potential relationships with key influencers/businesses in collaboration with Communications team
  • Own and manage Greenwin’s corporate website, including all associated microsites and ILSs
  • Initiate research, development and implementation of site-specific marketing activations, including paid, owned and earned sales and advertising programs
  • Develop and implement SEO/SEM/PPC, email and display advertising campaigns to increase online visibility, particularly for “hot-spot” properties; collect quantitative data to measure and report on campaign effectiveness
  • Build, execute and own monthly digital content calendars that incorporate micro-sites, blogs, social media, videos, photos, graphics and text
  • Monitor on-site reputation using social listening tools; field inquiries to appropriate teams
  • Provide monthly reports to department head, including analysis for insights, optimizations and future strategy development
  • Explore opportunities for additional revenue streams and make strategic recommendations to Operations and Partnership teams
  • Collaborate with Customer Service Coordinator and Communications team on resident contest development and ideation
  • Collaborate with Greenwin’s Communications, Leasing, HR and Operations teams to prepare awards submissions
  • Collaborate with agencies and other vendor partners
  • Work with Operations team to develop annual marketing budgets for each property

Who you are:

  • 5+ years of experience in a senior-level digital marketing position
  • Experience leading and managing B2C SEO/SEM/PPC, email and display advertising campaigns
  • Exceptional writing/story-telling skills, specifically pertaining to writing for the web
  • Project management experience, with a focus on driving the creative process from ideation through to production
  • Deep knowledge and understanding of social media platforms (Instagram, TikTok, YouTube, Twitter, LinkedIn, Facebook) and their respective best practices, KPIs, and emerging trends
  • Experience with social listening tools and software products for inbound marketing, sales, and customer service
  • Strong knowledge of graphic design tools like Canva, InDesign, Photoshop and Illustrator
  • Strong analytical skills and data-driven thinking
  • Ability to effectively lead and execute with minimal supervision
  • Comfortable “switching gears” or changing focus on a whim
  • Ability to bring clarity to unclear situations
  • Driver’s license and vehicle
