Maintenance Manager

Job Description:

Summary:  The Maintenance Manager will develop and implement technical and preventative maintenance plans for buildings and monitor the smooth technical operation, safety, cleanliness, curb appeal, and high satisfaction living environment.

Duties & Responsibilities:
Technical Inspection and Quality Control of Buildings

  • Prepare buildings' technical inspection plan for managed portfolios
  • Inspect and analyze buildings' main technical characteristics and Auxiliary Systems and report malfunctions in structure, Auxiliary Systems, safety and operating procedures
  • Conduct Follow-Up Technical Inspections
  • Submit report to management as required and requested
  • Complete inspections and monitor compliance for Property Standards, City Bylaws and Provincial Legislation of buildings. i.e. corresponding with TSSA, ESA and MOL

Technical and Preventative Maintenance Plan

  • Develop short-term and long-term technical and maintenance plan for buildings' major elements and Auxiliary Systems – Generator, HVAC, Plumbing and Draining, Fire Control, Boilers, Elevators, Pumps, Compactor, Doors, Stairwells, Common Areas etc.
  • Verify and implement Preventative Maintenance plans per manufacturers' procedures and installation in buildings, and maintenance done by subcontractors
  • Inspect and audit maintenance contracts for technical and financial quality
  • Develop written technical manuals and maintenance plans for buildings and maintain and upkeep logs and records of Preventative Maintenance plans
  • Assist in preparation of buildings maintenance budget in consultation with Operations team

Staff Training

  • Plan and implement a long-term technical training program for building staff
  • Train Building Representatives in technical operations of a building and provide safety procedures and regulations
  • Train Property Managers in general knowledge of technical operations of building

Procurement of Technical Goods and Services

  • Prepare and manage tenders in consultation with Operations team and Client

Safety and High Living Standards

  • Verify operating condition of safety systems – Fire Plan, Fire Control Panel, Fire Alarm, Sprinklers, and Extinguishers
  • Support and train staff on Fire Hazard, fire prevention, safety in electricity
  • Monitor and detect potential hazards in buildings, escalate accordingly and engage stakeholders to rectify the situation
  • Review logs and records for irregular technical incidents
  • Inspect cleanliness of the buildings as related to building systems maintenance

Job Requirements:

  •  7+ years' experience in maintenance and repair, high rise building mechanical systems
  • Excellent written, verbal, and negotiation skills
  • Proven success in communication and achieving results and resolution
  • Responsible, accountable and detail oriented
  • Exceptional customer service skills and detail oriented
  • Solid understanding of Health and Safety including WHMIS
  • Ability to work under pressure, dealing with multiple projects under tight timelines
  • Valid driver's licence required due to extensive travel within portfolio
