Job Description

Duties & Responsibilities:

  • Perform service tasks, maintenance, and operations including, but not limited to preventative maintenance, corrective maintenance, inspections and tours of equipment, systems, and areas
  • Conduct regular inspections of the building and vacant units
  • Ensure electrical and mechanical equipment is running properly
  • Troubleshoot, install, and repair plumbing fixtures, piping, and related equipment
  • Maintain records of scheduled maintenance procedures
  • Ensure compliance with regulatory and code requirements within the scope of services
  • Manage the BAS HVAC system temperatures in place at the assigned property for all tenants
  • Manage the day-to-day boiler system in winter months
  • Ensure the building exterior, roofs, sidewalks, and all entrances are clean and clear of issues
  • Maintain records of scheduled maintenance procedures
  • Be knowledgeable of the buildings security systems design and configuration and operate as required
  • Assist Management with quotations for repairs and general purchasing
  • Respond to Tenant work order requests and emergency service requests/calls in a timely manner be available on-call for after-hours emergency service calls
  • Become familiar with the property, equipment, and security policies, making sure safety regulations are met
  • Maintain operators’ logbook of equipment gauge readings and other operating data
  • Meet with service contractors as required and provide access, verify quality of work done, approve labour and materials claimed on work orders.
  • Any other duties as required


  • Minimum 3-5 years building operator experience
  • 3+ years experience performing hands-on repair and maintenance of mechanical systems
  • Availability to be on-call for after-hours emergency service calls is a must
  • Must have a solid understanding of the maintenance and operational routines of large mechanical equipment
  • Experience with HVAC, Plumbing, Electrical, Fire Alarm, and other related equipment and systems
  • Demonstrated basic carpentry, electrical, and plumbing skills
  • Additional educational or trades courses an asset
  • Knowledge and expertise with general tools and ability to perform minor repair work
  • Positive team player who can work readily under own initiative with minimal supervision
  • Excellent organizational and planning skills with the ability to set and exceed established goals, schedules and deadlines
  • Strong initiative to take direction, apply learnings, and execute requests
