Job Description

Greenwin's Property Managers oversee the professional management and administration of our residential rental properties, including operations, finance and customer service.

Within this challenging and rewarding role are the following management requirements:

  • Supervise, coordinate, provide leadership to and review the work of assigned staff
  • Estimate personnel needs and assign work to meet completion dates
  • Apply organizational policies and assure adherence to departmental procedures
  • Coordinate schedule changes with Director of Operations and organize departments ensuring that customer service is not compromised in any way
  • Familiarize employees with established organization procedures, rules and regulations as established by the Director of Operations
  • Evaluate and recommend changes in methods and procedures in assigned area of responsibility
  • Prepare reports concerning departmental activities as required by the Director of Operations
  • To be cognizant of all governing legislation including, without limitation, Tenant Protection Act, Labour Relations Act, Fire Code and Occupational Health & Safety Act
  • Work with Human Resources to prepare detailed job descriptions for all site personnel
  • Hire, supervise, evaluate and terminate as may be necessary all site staff
  • Schedule hourly paid work force so as to maintain adequate safety and security measures
     

Job Requirements
  • Certificate, diploma or enrollment in any of the property management certificate or accreditation courses such as C.P.M., R.C.M, I.H.M., A.C.M.O., etc.
  • Basic business background an asset
  • 2 – 3 years experience in a Property Management environment, preferably in residential
  • Proficiency with Microsoft Office, specifically Word and Excel
  • Excellent problem solving abilities
  • Ability to prioritize tasks in order of importance
  • Ability to multi-task, delegate and assume responsibility for actions and decisions made
  • Proven leadership skills
  • Strong work ethic and commitment to Greenwin, which may entail overtime and ability to work flexible hours
  • Diplomatic, especially while dealing with all clients (owners and residents)
  • Resourceful - ability to access information needed for sound decision making
  • Adaptable, organized and flexible - ability to handle different problems as they occur
  • Strategic thinker - ability to recognize how decisions and responsibilities impact the entire organization of Greenwin
  • Ability to read financial statements and have a solid understanding of budgets
