Summary: The Building Representative & Maintenance Technician plays a pivotal role in ensuring the smooth operation and upkeep of residential properties, focusing on both tenant relations and maintenance tasks. This multifaceted position requires a proactive individual with strong customer service skills and a solid understanding of building maintenance principles.
This is a full-time, live-in position which will require the Building Representative to live on site in the provided apartment.
What you’ll get to do:
Customer Service & Tenant Relations:
- Serve as the primary point of contact for residents, addressing inquiries, concerns, and complaints in a timely and professional manner
- Facilitate the leasing process in accordance with Greenwin policies, maintaining accurate records and ensuring tenant happiness
- Perform administrative tasks, including documenting situations, handling work orders, and presenting office updates to tenants
- Be available on call for after-hours emergencies, advancing issues to management as necessary
- Handle legal documentation related to rent collection and landlord-tenant disputes as advised
Building Maintenance & Operations:
- Conduct day-to-day building operations, including routine maintenance tasks and ensuring cleanliness of common areas
- Prepare apartments for new tenants and assist with move-in and move-out processes
- Supervise and maintain cleanliness of garbage chutes, compactor, and exterior areas
- Perform seasonal duties such as gardening, snow removal, and salting, adapting to building needs as directed
- Administer the work order system, ensuring all maintenance tasks are completed promptly and efficiently
- Conduct regular inspections of building systems and equipment, coordinating with service contractors as needed
- Assist with monthly building inspections and provide support for general purchasing and inventory management
- Demonstrate proficiency with fire safety, HVAC, and security systems, ensuring compliance with regulatory requirements
Who you are:
- Prior experience as a Building Representative or Maintenance experience preferred
- Minimum 3-5 years of building maintenance experience, with basic carpentry, electrical, and plumbing skills
- Additional educational or trades courses are an asset
- Solid understanding of general tools and health and safety regulations
- Excellent organizational, time management, and communication skills
- Ability to work independently with minimal direction and as part of a team
- Detail-oriented and customer service-focused, with a proactive approach to problem-solving and task execution
- Willingness to work long hours and under pressure, including occasional on-call duties
- Intermediate digital literacy and a professional demeanor
